AND PROCEDURES
AVAILABILITY:
Most B&Bs require a two-night minimum except during
Marathon in April, graduation dates in May and June, in the fall
(September and October) and other special events, in which there is a
three-night minimum unless it is shorter notice or some weekdays at
some properties. Hotels and some larger Inns accept one night.
RATES/ROOM TAX:
Rates are for single or double occupancy and indicate from low
(Winter) season to high season. During special events rates are higher
than posted. Many properties charge extra for additional guests.
Please ask about reduced winter rates. Small B&Bs are exempt from room
tax. Rates will indicate tax only if it applies.
Every effort has been made
to assure you that the information provided here is accurate in all
details as of the day of publication. In the unlikely circumstance
that last minute changes have occurred in rates or offerings, you will
be informed of such changes before your reservation is confirmed.

TO MAKE A RESERVATION:
PAYMENT PROCEDURES:
We require a deposit equal to 50% plus any applicable taxes or fees.
If you are new to our service, please add $20 ($25 overseas) one time
agency fee. Full payment is required 2 weeks prior to arrival during
standard times and one month prior to arrival during event times and
for long-term reservations. We accept MC, Visa and Discover. Your
deposit is acceptance of our cancellation policy.
CANCELLATION POLICIES:
One-time Agency fee:
Non-refundable.
Standard Cancellation
Policy: Minimum
$25 applies to all cancellations regardless of cancellation date. If
cancel more than 2 weeks prior to arrival date, $25. If cancel or
shorten stay 2 weeks to 24 hours, 50% of number of days cancelled
unless re-booked. If cancel or shorten stay within 24 hours, the first
cancelled night is non refundable. Your deposit is acceptance of this
cancellation policy.
Event Cancellation Policy:
(Graduation periods, the Boston Marathon, the Fall foliage season in
September and October and an occasional Special Event): $100 if
cancelled more than one month prior to arrival. Non-refundable for
nights not rebooked if cancelled one month or less prior to arrival.
Also applies to shortened stays.
One night Cancellation
Policy: Payable in full in advance and non-refundable.
Long Term Cancellation Policy:
First month payment is due at time of reservation and
is non-refundable. Additional months are due one month in advance and
are non-refundable. If payments are by check and it is not receive
one month in advance, credit card will be processed.
Commercial Inns & Hotels
have their own policies, which will be stated to you and on your
confirmation.
Revisions: $25
reprocessing fee.
ADDITIONAL IMPORTANT INFORMATION:
Boston is known as
“America’s Walking City.” It is small enough to visit and enjoy on
foot and all of our properties have easy access to public transit. We
urge you to leave your car at home as our historic city can be
confusing to newcomers and parking is expensive and at a premium. See

PARKING:
While only a few B&Bs have parking facilities on site (see notations
in listings), parking in Boston is always available at a nearby garage
or lot and we are happy to assist you with locations.
BREAKFAST: A
complimentary continental breakfast is provided at our Metro Boston
smaller B&Bs. Commercial B&Bs and Inns serve full breakfasts unless
otherwise indicated. Private furnished apartments have kitchens or
kitchenettes and do not provide breakfast foods.
PHONES: Most
B&Bs provide phone availability for local service only.
PETS: Since
some hosts have cats or dogs, please let us know if you would prefer a
B&B with no pets on the premises. We have very few B&Bs and furnished
apartments that accommodate guests traveling with pets.
SMOKING: Most
B&Bs do not permit smoking indoors and this is posted on each listing.
Some smaller B&Bs do not have locks on
guest’s doors.
A furnished apartment or studio is a
guest unit which has a private entry, in most cases, and which
includes cooking facilities and a private bath. Breakfast is not
provided.
Continuous daily maid service is not
guaranteed at furnished apartments or B&Bs as this varies by
location. Linens and towels are always provided.
As elevators are rare in historic
buildings and small B&Bs, please note the floor location of
guestrooms if stairs are a problem. When there is an elevator on
site, the listing will note this.
